Within our investment activity at Gmp we include both land and developed buildings. Over the years, we have known how to identify and position ourselves in advance in the business expan-sion areas in Madrid that have the greatest potential.

From the 1980s, we gradually began to acquire strategic land plots for future third-party developments in Tablas area, which we have managed from the outset, and where we have developed business parks and buildings.

In recent years, we have acquired land in the areas of Méndez Álvaro and Sanchinarro, two of the areas of Madrid with the highest growth and concentration of businesses.

Additionallywe made our first investment in Barcelona through the acquisition of three office buildings in the 22@ district

At Gmp we have our own land bank with a buildable area for new office projects of 74,867 m² in the areas of Valdebebas, Las Rozas, Las Tablas, Sanchinarro and Méndez Álvaro.

Our investment activity is combined with rotating non-strategic assets which allows us to unlock latent capital gains and use them to improve the efficiency and quality of our portfolio through new investments or developments.

Our technical capability enables us to play an active role right from the start in each of the projects we undertake, enabling us to ensure the highest quality standards are applied, minimise any risks associated with costs and deadlines, ensure optimisation of the end product in order to meet market demands and therefore secure commercial success.

At Gmp we have experience in developing turnkey projects to set up new company headquarters, as well as in developing buildings and multi-client business parks.

Within Gmp’s development activity we include:

  • New developments on land acquired and managed by Gmp for this purpose, such as the Oxxeo and ARQBÓREA buildings.
  • The comprehensive renovation of pre-existing buildings, as was the case with the Eloy Gonzalo 10, Castellana 81 and Castellana 77 buildings.
  • The renovation of existing buildings to create communal spaces for the use and enjoyment of users, as in the case of the Orense 34, Luchana 23 and Parque Norte buildings.

The property management of all buildings we own is carried out by a highly committed and customer-led team of professionals

Our commercial team focuses on fostering customer loyalty, both by renewing rental contracts and commercialising vacant space.

The Head of Client Management and his team play a key role in efficient incident resolution and in anticipating clients’ needs. All the buildings we manage have a Building Manager and Facility Manager located in the building.

The role of Head of Client Experience to promote active listening to clients’ voices and create memorable experiences, which optimise the customer journey and create a bond of trust between the end user and Gmp.

At Gmp we conduct annual satisfaction surveys on all our clients. The overall results obtained have displayed a high level of satisfaction, year after year, as tenants view us as a company that is serious, professional, responsible and committed to continuous improvement.

Our real estate business is complemented by a 330-hectare residential tourism development located south of Alicante

Apart from our core property-owning business in office space, we own and manage a 330-hectare residential tourist development near the coast, south of Alicante: Las Colinas Golf & Country Club

It offers exclusive villas and flats in a unique enclave, as well as an extensive range of sports, leisure, accommodation and restaurant options, including its award-winning 18-hole championship golf course, three restaurants and Beach Club on the seafront.
