WELL Certification

We were the first company in the real estate sector in Spain to opt for WELL certification, an international certification for buildings that focuses on the health and well-being of people.

This innovative system founded by Delos and run by the International WELL Building Institute™ (IWBI) certifies that the design, construction and operation model of buildings integrates the health and well-being of people by verifying on-site the impacts of the property in seven different areas: air, water, lighting, nutrition, promotion of physical fitness, comfort and mind.

In 2018, Castellana 81 became the first WELL office building in Spain and the fifth Gold WELL building in Europe, followed by Castellana 77 in 2019. oxxeo obtained the Gold level certification next, and we are currently in the final phase of the certification process for our multi-tenant buildings.

In January 2024, the Castellana 81 and Castellana 77 buildings have renewed their WELL Gold certification, maintaining their WELL certified status through the WELL Building Standard.Later, Orense 34, Genova 27 and Luchana 23 obtained the WELL Gold Certification.

WELL Health & Safety Certification

At Gmp, we have been pioneers in adopting WELL Health-Safety Rating certification in our multi-tenant buildings.

This International WELL Building Institute (IWBI) rating was designed by a taskforce working to combat COVID-19, comprised by around 600 public health experts, virologists, state authorities, academics, business leaders, architects, designers, building scientists and real estate professionals.

This certification process entails verification through on-site testing of the adoption and monitoring of measures to ensure that the operation and maintenance of the building meets the health and safety standards outlined by the rating applicable during the COVID-19 global health crisis situation and in the long term.

AIS Certification

At Gmp we aim to make our buildings fully accessible and have obtained AIS (Accessibility Indicator System) certification as part of this commitment. Castellana 81, Castellana 77, oxxeo, Luchana 23, ARQBÓREA, Orense 34, Parque Norte and Génova 27 all hold this accessibility certification.

Created by the Fundación para la Accesibilidad y la RS, AIS certification takes into account functional diversity criteria, with the aim of making buildings user-friendly and ensuring everyone can move around the building comfortably and safely.

A series of physical, cognitive and sensory measures are implemented in the building to increase its usability as part of the AIS certification process.

Brain-Protected Spaces

In Brain-Protected Spaces employees have been trained to identify and act in the event of a stroke occurring on the premises.

According to the Spanish Society of Neurology, every year some 120,000 people suffer a stroke, out of which 50% have serious after-effects or die. It is a time-dependent disease in which the first hours of intervention are crucial.

At Gmp we have certified Castellana 81 as a Brain-protected Space, making it the first multi-tenant office building in Spain to achieve this certification. ARQBÓREA, Castellana 77, Génova 27, Luchana 23, Orense 34, oxxeo and our head offices also hold this certification.

Brain-protected Space certification is awarded by the Fundación Freno al Ictus. Its training content has been developed in collaboration with the Spanish Society of Neurology and it is part of the “Brain Caring People” project.

Air quality

Gmp has implemented an innovative and ambitious project to improve air quality in all buildings. In addition to the obvious benefits for the health and welfare of the users of the buildings, this initiative has led to significant savings in energy consumption. The project consisted of:

  • Incorporating an advanced photocatalysis filtration system, SFEG, in the general HVAC installation of our buildings, which achieves air quality similar to that of hospital environments. The powerful F7/F9 active polarization filters remove the smallest particles, aerosols, microorganisms and suspended VOCs from the air by up to 98%. The system has been supported by a European R&D initiative funded by the Centre for the Development of Industrial Technology (CDTI in Spanish) to address the health emergency caused by COVID-19. After 18 months of operations, research has confirmed that this technology is not only capable of eliminating SARS-CoV-2, but also other viruses, as well as bacteria and fungi.
  • Installing an innovative technological platform for real-time monitoring of air quality that measures temperature, relative humidity, carbon dioxide, PM 2.5 suspended particles and total volatile organic compounds (TVOC). This platform has been integrated with the dynamic content display circuit at our buildings, which reports on the air quality in the buildings.
  • Installation of air purifiers in elevators and toilets.

Customer Experience

One of our strategic values is ongoing improvement and knowing what our customers think of the services we provide is crucial. We have implemented an organizational structure to develop fluid, transparent and efficient two-way communication with our customers:

Property Management Area:
Our Heads of Property Management and their team garner an overview of the situation of our customers and buildings and define the strategy and action plan to ensure optimal management of the portfolio. All the buildings we manage have a Property Manager and a Facility Manager located in the building who provide personalized communication with clients.

Customer Experience Area:
In a context of service excellence, the Customer Experience Manager drives active listening to customer voices, creates memorable experiences in buildings that users identify with and that contribute to work-life balance.

We conduct annual satisfaction questionnaires with our customers and users to assess their degree of satisfaction and identify potential areas for improvement to meet their needs and expectations. The overall results obtained historically show a high level of satisfaction, scoring above 4 out of 5.
