Offices that attract talent: spaces to work, connect and enjoy

The office is no longer just a place of work. In 2026, companies are looking for spaces capable of responding to new ways of working whilst, at the same time, offering an experience that promotes wellbeing, collaboration and relationships between people.

The evolution of the workplace is moving towards offices that are more flexible, people-centred and attuned to the needs of their users. According to the ‘Workplace Trends Spain 2026’ study by Savills and PwC, 75 per cent of companies believe that the office will continue to be of high or very high importance in ten years’ time.

Spaces for coming together: the Social Lounge at Orense 34

One of the keys to this transformation is creating spaces that encourage people to step away from the traditional dynamics of the workplace.


At Orense 34, Gmp has introduced a new Social Lounge, a space designed to expand the possibilities offered by the building and encourage moments of gathering, conversation and unwinding throughout the working day.

It joins other spaces and services within the building, such as The Corner by MOMS, the central outdoor garden, the GLOVES gym, the changing rooms with showers and the physiotherapy service.

The concept responds to an increasingly prevalent trend in workspaces: creating different environments for different moments. Meeting up, concentrating, taking a break or simply sharing a coffee are also part of the working experience.

Titán 8: the outdoors is also part of the office

The working experience does not end when you leave the building. Contact with the outdoors is playing an increasingly important role as a factor in wellbeing and as an opportunity to create new spaces for socialising.

At Titán 8, Gmp has refurbished its outdoor areas to create new open-air spaces for relaxation, expanding the range of uses for these areas.

This building brings the outdoors into the day-to-day experience of the building and offers a different setting in which to take a break, have a chat or enjoy a few minutes of downtime. What’s more, its users can enjoy a game of pickleball without ever leaving the building. This court will help foster teamwork and promote wellbeing amongst the various companies based at Titán 8.

MILE Campus: when the campus becomes a community

This evolution takes on a whole new dimension in Barcelona with MILE Campus, the Gmp project in the 22@ district.

The campus brings together the buildings at Badajoz 60, Llull 112 and Llull 108, creating an environment that combines workspaces with communal areas, outdoor spaces, services and facilities designed to promote wellbeing and interaction.

Beyond the square metres dedicated to office space, MILE Campus offers an environment where working, connecting and growing are all part of the same experience. It is not just a place to work; it is a place to enjoy a coffee on the ROOFTOP, work out in the gym, or have a casual chat over a coffee in the lobby. These spaces are designed by and for people.

The community also plays a key role. Activities, social gatherings, services and shared spaces help to foster relationships amongst those who work on campus and ensure that the experience extends beyond the workplace itself.

A new way of understanding the office

Orense 34, Titán 8 and MILE Campus all reflect, on different scales, the same trend: the office is transforming to adapt to people.

Social spaces, outdoor areas, wellbeing facilities and places to socialise complement traditional workspaces and provide new reasons to meet in person.

Because attracting talent depends not only on where an office is located, but also on the experience it offers to those who use it every day.
